7 Ways to Get Your Home Ready to List Before the Holidays

Cozy, uncluttered living room with a glowing fireplace, a simple eucalyptus garland and small white pumpkins on the mantel, and fall trees outside the window

If you have been thinking about selling, you might assume the holidays are a time to wait. I hear it all the time. But if your timing points toward a move, the weeks between now and the end of the year can be a great window, as long as your home is ready. Here in Johnson County, fall weather gives us a short stretch to handle the outside work before the cold really sets in, and a little planning now makes the whole process calmer.

Here are seven practical ways I help my sellers in Lenexa, Shawnee, Overland Park and around the Kansas City area get ready to list before the holidays.

1. Tackle the outdoor work while the weather cooperates

Kansas City weather can turn quickly in November. Use the milder days to rake and bag leaves, trim back shrubs, clean the gutters, and touch up anything that needs paint or caulk before it gets too cold to do it well. Power wash the front walk and porch if you can. Once the yard is tidy and the exterior is buttoned up, your listing photos will look fresh instead of soggy and leaf covered.

2. Schedule repairs and inspections early

Contractors and handymen get busy as the holidays approach, so call now for the small fixes you have been putting off: the dripping faucet, the sticky door, the cracked outlet cover. If you want extra peace of mind, a pre-listing inspection can help you find surprises before a buyer does. It also lets you decide what to fix and what to simply disclose, on your own schedule.

3. Declutter before the decorations come out

This is the big one. It is much easier to pack up extra items before the holiday bins come down from the attic. Clear countertops, thin out closets (buyers will open them), and box up things you will not need until after your move. Rent a small storage unit or set aside a corner of the garage if you need to. You are already packing, you are just getting a head start.

4. Decorate lightly and tastefully

You do not have to skip the holidays to sell your home. A wreath on the door, a simple garland on the mantel, or a few candles can make a house feel warm and welcoming. The key is restraint. Keep decorations neutral, avoid crowding rooms, and make sure nothing blocks windows, fireplaces, or architectural features buyers want to see. If you can, take listing photos before the decorations go up so your photos stay current longer, then add a few touches for showings.

5. Make it bright, warm and welcoming inside

Our days get short this time of year, and many showings happen after work when it is already dark. Swap any burned out bulbs, choose warm white bulbs in living areas, and turn on lamps before buyers arrive. Have your furnace serviced and change the filter so the house feels comfortable and the system is ready for a buyer’s inspection. A cozy home on a chilly evening leaves a lasting impression.

6. Plan your showing schedule around holiday life

Think ahead about travel, family visits, and parties. Let me know which dates are off limits so we can block them in advance. Keep a simple routine for quick exits: a basket for dishes, a plan for pets, and a spot to stash everyday clutter. If you are hosting, try to keep guest rooms tidy and parking open. Buyers who are looking during the holidays are usually serious, so it helps to make your home easy to see.

7. Get your paperwork and pricing plan ready

Before you list, gather the documents buyers and lenders often ask for: utility costs, HOA information, warranties, permits, and records of updates like a new roof or water heater. Then let’s talk pricing. Kansas is a non-disclosure state, so online estimates often miss the mark here. I will walk you through recent local sales and current competition so you can price with confidence instead of guessing.

Ready when you are

Getting your home ready before the holidays does not have to be overwhelming. Take it one step at a time, and lean on help when you need it. Whether you want to list in the next few weeks or just want a plan for the new year, I am happy to talk it through with no pressure at all.
